One of my newest listings went under contract in 2 weeks, just days after I posted this 360° Virtual Reality tour to my social media accounts. The buyer is one of my social media followers that was shopping for a house to exercise his VA loan benefit. Luckily he saw one of my posts featuring this awesome property was put it under contract before the listing had much time to propagate across the internet to various realty websites and stir up competition. In addition to the typical listing photographs, he and his wife expressed that they were able to get a much better understanding of the layout of this home before contacting me to schedule a tour. So often when working with buyer clients we get excited about a particular property because of what we see in the pictures only to have the wind pulled from our sails once we’re on location and discover that the wide angle lens made the rooms look much larger than reality or the floor plan didn’t piece together like we visualized from the photos. Although 360° VR tours are not precise in displaying true dimensional layout, they definitely allow buyers to get one step closer to evaluating properties “virtually” before investing time in real world tours.
As a Google Street View Trusted Photographer & Local Guide, I’m able to use the same tools that I use to create my 360° Street View extensions for Google Maps. I’m currently testing other hardware and software that appear promising for providing different variations of the concept demonstrated above. Although the technology is rapidly changing, it’s an exciting time to be involved and continually evolving along with the changes in the landscape.
